Technical office drawings and quantities
Client promise

Coordinated documents and transparent cost records.

Technical-office work is where a design becomes something a contractor can price and build. Done properly it is unglamorous and decisive: the combined-services drawing that prevents a clash on site, the take-off that makes two bids genuinely comparable, the payment check that catches work claimed but not measured.

We provide this capacity to owners, consultants and contractors — either as a standalone appointment or as part of a wider delivery role.

Every quantity, estimate and valuation states its basis: what was measured, from which drawing or model revision, under which measurement rules, and what has been excluded.

What the appointment covers

Technical office and cost scope

Payment and valuation checks are carried out within the authority granted in the appointment.

01

Drawings

Shop, coordination, combined-services, redline and as-built drawings produced and controlled through revisions.

02

Quantities & BOQ

Quantity take-off and bills of quantities from drawings or suitable BIM models, with the measurement basis stated.

03

Estimates & cost plans

Concept, elemental, detailed and tender-stage estimates; budgets, cash flow, contingencies and cost plans.

04

Tendering

Scope and specifications, tender documents, procurement schedules, bidder clarifications and bid evaluation.

05

Payment checks

Payment applications and invoices checked against measured work and agreed rates, within the granted authority.

06

Variations & change

Variation pricing and valuation, change control, and preliminary assessment of time and cost impact.

Transparency

Every number
carries its basis.

A quantity without a stated measurement basis is an opinion. Our take-offs record the drawing or model revision measured, the measurement rules applied, and the exclusions — so a second party can check the figure rather than argue with it.

Estimates carry their assumptions, exclusions and contingency explicitly. Payment and variation checks are recommendations within the authority granted; the certification decision stays where the contract puts it.
