01 · Pillar

Decisions made
before the commitment.

Feasibility, development options, owner requirements, technical due diligence, procurement strategy and the approvals roadmap — the work that decides whether a project is worth starting, and on what terms.

Early-stage project review
Client promise

Make the key decisions while they are still cheap.

The most expensive decisions on a project are taken at the point when the least is known about it. Land is bought, a brief is fixed, a delivery model is chosen — and everything that follows is shaped by assumptions nobody has tested.

This pillar exists to test them. We take a concept, a plot or an operational need and turn it into a defined project: options assessed, requirements written down, budget and programme set against something real, and risks on a register before they become change orders.

Most clients start here and extend the appointment through design, procurement and supervision as the project moves — but the advisory stage stands on its own, and ends with a decision you can defend.

What the appointment covers

What early-stage advisory covers

Scope is set per engagement. Specialist studies are interfaced and coordinated when properly appointed.

01

Technical feasibility

Feasibility, development options and a highest-and-best-use assessment, so the brief is chosen rather than inherited.

02

Owner requirements

Functional briefs, area schedules, performance criteria and project definition — written down and agreed, not assumed.

03

Urban & master planning

Land use, density, movement, phasing and design guidelines for developments, communities and mixed-use schemes.

04

Technical due diligence

Land and existing assets assessed for condition, compliance, risk and the capital spend they will actually need.

05

Lender technical adviser

Technical reviews, construction monitoring and drawdown reporting for banks and funds, within the appointed scope.

06

Procurement strategy

Packaging, delivery model and contracting strategy, with risk allocated deliberately rather than by default.

07

Approvals roadmap

The studies, permits, authorities, dependencies and sequence between an idea and a permit to build.

08

Specialist interfaces

Survey, geotechnical, traffic, environmental and utility-capacity inputs coordinated when appointed.

Why this stage

A decision you
can defend.

An advisory appointment ends with something concrete: a defined project, a tested budget and programme, a procurement route, and a risk register with owners against each line. If the honest answer is that the scheme does not work, you get that answer here — where it costs a fee rather than a construction contract.

Tell us the plot, the operational need or the concept, and the decision you are trying to reach.
